On Lake Burton the public edge is narrow and revealing: Moccasin Creek State Park, a flat little 32-acre campground on mountain water, with a boat ramp, fishing pier, rentals in warm months, and the trout hatchery right next door. The official park language almost gives away the altitude when it says spring spends the summer there. Blue Ridge water comes down Tallulah, Coleman, Moccasin, and the other cold-running creeks; June dawn answers in the same key, with Hooded and Worm-eating warblers, Osprey, kingfisher. Then the lake takes on the polished behavior of docks, boathouses, marinas, shoreline permits, and second homes. The older story is under the reflections. Rabun County history says Burton was once a town, bought by the utility company and submerged when the 2,775-acre reservoir filled behind the dam. Atlanta wanted electricity; the Tallulah system answered. Now the lake is both mountain and instrument: trout feed and oxygen injection at the hatchery, Georgia Power land-management offices, LaPrade's and the Anchorage, one public state-park touchpoint, expensive quiet in the coves. A lake with a drowned town below it and paddleboards above it. The water looks recreational, but it was taught to hold still for power.

Where it’s heading
Stable hand-rated for v0.1 · lake-level · as of Sep 3, 2026
Per census ACS 2024 block-group data the median home value near Lake Burton is $429,650, though this block-group figure likely understates true lakefront values on an established, high-end second-home market along Georgia Power's Tallulah-chain reservoir. No price-trajectory series is on the sheet, so the rating is stable for a mature, famous lake, with no advisories, closures, or vacancy recorded.
