Grand Lake

Centroid 40.2436, -105.8147

Grand Lake's surface barely moves. Water reaches it by going uphill, then leaves through a mountain. Three 6,000-horsepower pumps lift it from Lake Granby; gravity carries it through Shadow Mountain, across Grand Lake, and into the Adams Tunnel. Operators keep the lake within one vertical foot, so the shoreline holds its place while the water underneath changes. Each July, warmer nutrient-rich water arrives from Shadow Mountain. Residents call it murky and sometimes see algae bloom. On one September day in 1941, a clarity disk disappeared thirty feet down. The goal adopted in 2016 is 3.8 meters, met about half the time lately. Above the water, summer sounds like sailboats and bumper-to-bumper traffic through town. Then Trail Ridge Road closes, snowmobiles become legal street traffic, and a skating rink appears on the natural ice. Beetle kill and the 2020 fire have taken much of the shade nearby. Whatever the season puts on top — sailboats, snowmobiles — the water underneath keeps moving toward the Adams Tunnel.

Where it’s heading

Stable hand-rated for v0.1 · lake-level · as of Sep 3, 2026

Stable: an established high-value second-home resort town at the Rocky Mountain NP gateway (76% of housing stock second homes; STR rules for three decades). Growth has slowed, not accelerated — Grand County +6.43% 2010–2020 then +1.19% 2020–2023 (Census via the harvest) — and the price line is flat-to-down (median sold $790,750 in June 2025, −1.2% y/y; average value −2.5% y/y at June 30, 2026; inventory +3.4%, 72 days on market; STR listings +169% at 48% occupancy). The clarity dispute and the unsigned $30M CLEAR deal (2026-07-23) are conditions of the water, not a place trajectory.
