Donner Lake

Centroid 39.3227, -120.2652

Since 1844, one kind of traffic after another has found Donner Lake's notch. Wagons crossed here; rail, US 40, and I-80 later followed through the same corridor. Freight trains ride the south ridge — fifteen a day in a 2003 count — while the freeway keeps to the north slope and Donner Pass Road threads the shoreline past thirty-seven public piers. The nearby airport averaged eighty-nine movements a day in 2016. On the water, motion follows its own choreography: thirty-five miles an hour in daylight, ten after sunset, with every towed skier traveling counterclockwise. The lake itself has changed jobs. In the nineteenth century, crews cut its winter ice into blocks and sent them by rail to the Comstock mines. Donner rarely freezes now. A Reno-area utility bought half its storage rights in 2016, banking the lake as a drought reserve that fills nearly every year. By late August 2026, it stood about two feet below its spring high. Around that managed water, the air smells of pine; close to a Jeffrey trunk, the bark carries a trace of vanilla.

Where it’s heading

Stable hand-rated for v0.1 · lake-level · as of Sep 3, 2026

Stable by the established-high-value-market criterion (Keowee/SML lesson), and the sheet's own growth signals are flat: Truckee 13,864 → 16,180 → 16,729 at the 2000/2010/2020 censuses, then DoF 2025 16,778 (+0.46%); the Town's 2024 CDD report logs 81 single-family homes, 2 multi-family permits and 31 ADUs completed and "a decrease in the total number of building permit application submittals in 2024"; the housing stock is 50.6% vacant, "which primarily relates to second homeowners" (Sierra Sun: 55.3%, 7,318 seasonal units). Price is level, not trend — ACS 2024 median home value $947,900 (block group $902,040) with no year-over-year change fetched (Redfin 403, Zillow not attempted). Hedges: HCD assigns a 755-unit need and the airport's complaint spike was "attributed to pandemic remote work" (2021) — pressure exists, but nothing on the sheet documents acceleration.
